Miller Launches Upscale 186,822 SF Bldg. 5 At EastGroup Properties’ Gateway Commerce Park

Miller Construction is fast-tracking the 186,822-square-foot Building 5 at Gateway Commerce Park, the construction services firm’s second Class A office/warehouse project at the business park for developer/owner EastGroup Properties.

Miller recently completed the 200,372-square-foot Gateway Commerce Park Building 1 and built out space in that structure for tenants Maintenance Supply Headquarters, National Tire Wholesale, Goodman Distribution and EastGroup Properties. Working closely with architects Horton, Harley & Carter of Tampa, Miller’s preconstruction team value-engineered the structural steel system to create savings in both Buildings 1 and 5. Construction of Building 5 is on track for Summer 2019 delivery.

The highly visible, $7.5 million Building 5 will offer 1,000 feet of frontage along Florida’s Turnpike. Architectural design elements including hurricane-impact showroom glass, tilt-panel entry features and metal canopies will create an upscale look and feel. To ensure efficient workflow for tenants, the concrete tilt-wall structure will provide 32-foot clear-height ceilings, 54 by 50-foot column spacing and dock-high rear loading.

The 61-acre business park is located at the southwest corner of Florida’s Turnpike and County Line Road (NW 215th Street) Miami Gardens, and is planned to include a total of 850,000 square feet of industrial space at build-out. The park’s location is a competitive advantage, with easy access to major highways including Florida’s Turnpike, I-95 and the Palmetto Expressway, and proximity to Miami-Dade and Broward County’s major airports and seaports.

The project team for Gateway Commerce Park Building 5 includes Clear Engineering (MEP), Center for Innovative Structures (structural engineering) and Ludovici & Orange Consulting (civil engineering). JLL is handling leasing for both Buildings 1 and 5.
