SFL Gateway Buildings Phases I and III + Infrastructure
The South Florida Gateway industrial warehouses, consisting of four buildings, cover over 130 acres. Phase I included full infrastructure development, including a 1-mile extension of 16-inch water main piping, 6-inch force-main piping, power-line additions, and roadway improvements to the surrounding areas in collaboration with the Florida Department of Transportation. Building 1 covers 285,510 square feet with 32-foot clear-height ceilings and 54-foot by 50-foot column spacing. Building 2 spans 701,647 square feet, featuring 36-foot clear-height ceilings and 54-foot by 56-foot column spacing. Both buildings have 60-foot speed bays. Building 3 is 100,234 square feet with 24-foot clear-height ceilings and was completely built out with seven speculative offices including warehouse lighting. Building 4 is 120,653 square feet with a 32-foot clear height. Both buildings are protected by an ESFR fire sprinkler system and share a fire pump.
