Tampa Commerce Center I, II
Hines bought a site for Tampa Commerce Center as an entitled property, approved with design specifications from the city. Miller Construction was brought in at the onset to review and evaluate the design. The preconstruction team assessed the needs of the property and created an updated comprehensive site plan. From Phase I, Building 100 has 32-foot clear-height ceilings and 52-foot column spacing with 146,188 square feet of storage and office space. Building 400 has 36-foot clear-height ceilings with 52-foot columns and comes in at 252,250 square feet. Phase II included Building 200, spanning 78,640 square feet, with 24 dock doors, 2 dock ramps, and a 60-foot speed bay. Diagonally across the site, Building 300 is 122,850 square feet with 28 dock doors, 2 dock ramps, and a matching speed bay. Both structures have 32-foot clear-height ceilings. Phase II was also more challenging. Industrial buildings 200 and 300 needed to be constructed catty-corner to each other, with residential neighbors to the west and the two larger buildings, Buildings 100 and 400 constructed in Phase I standing in the other site “corners.” This created logistical challenges moving the crane, bulldozers and steel-tracked equipment from building to building. Once a tenant contract was imminent for the two buildings under construction, Miller suggested immediate modifications that would not only prevent future demolition of work-in-place but would save time and money on the tenant improvements, which were change-ordered into the contract.
